Approved for planning in May 2026, this project raises the bar, brings together employment with health, wellbeing, landscape fit and nature recovery with a highly challenging building typology.

Colour developed a biodiverse masterplan for this 126 acre strategic employment site in Northumberland.  The landscape infrastructure has been designed to support the health, quality of life and productivity of employees with easy access to external paths, spaces and seating areas.

The site fits into Northumberland well, being adjacent to an existing industrial, logistics and innovation businesses and blessed with a surrounding woodland structure.    

Supported by Homes England, the scheme is expected to deliver approximately 2,000 new jobs and generate more than £400m of investment for the northeast economy.  Critically, it is only 5 miles from the Port of Blyth with its deep water harbour.
